National Apartment Association (NAA)

An organization of apartment owners.

National Association of Home Builders (NAHB)

An organization of home builders.

National Association of Independent Fee Appraisers (NAIFA)

An organization of real estate appraisers; it offers professional licensure to qualified persons.

National Association of Real Estate Brokers (NAREB)

A national trade association whose members include not just real estate brokers but also appraisers, property managers and other interested real estate professionals.

National Association of Realtors (NAR)

An organization of people engaged in the real estate business. NAR is dedicated to the betterment of the industry through education and legislation. It also sets high ethical and professional standards for its members. Founded in 1908, it currently comprises more than three-quarters of a million members.

natural vacancy rate

The number of rental properties (i.e., the usual percentage in a community) that are not leased.

negative amortization

The situation that exists when the principal amount of a mortgage increases because a payment is not sufficient to cover accumulated interest and the shortfall is therefore added to the principal.

negative amortization cap

The limit of negative amortization that is allowed on an adjustable-rate mortgage.

negotiable

A term that commonly refers to something that is assignable or transferable (i.e., something that is capable of being negotiated). In real estate, the term refers to the fact that the price of a property is often the result of a negotiation between the buyer and seller, and that many of the charges on a home loan are also subject to negotiation.
