key lot

A lot that is crucial to the success of a development, such as the lot along a roadway or a lot that provides access to some amenity.

kicker

A form of added incentive; additional compensation for a property lender or investor, usually a share in the income from that property in addition to principal and interest on the loan for it. Also known as equity kicker or lender participation.
