Make a Change on the Cheap


Some landlords dread rehabbing their properties for fear that it means a big investment of time and money. This doesn’t have to be the case. Consider these three ways to make your property look its best with minimal cost and effort:

  • Paint the Trim: Keep your rental looking clean and well maintained between paint jobs. A semi-gloss paint in a bright white color is appropriate to compliment most wall colors and can be bought cheaply at your local paint or hardware store if you ask for returned paint.


  • New Front Door: Replacing or repainting the front door of your property can have a huge impact on perspective tenants. Even if your property is well maintained and stylish, if your front door is not, it can taint a prospective tenant’s entire experience. A nice door can be purchased for about $150, or if you already have a good heavy door, repainting it keeps it looking new.


  • Add Window Shutters: Aluminum framed windows can be an eyesore on the exterior of your unit, deterring prospective tenants. Consider adding wooden shutters, which are easy to install and considerably better the look of your rental.

As you can see, you don’t have to spend a lot of money to make a change for the better in your rental.
