Topic: No-Show tenant
I have a seasonal rental. I had a tenant sign a six month lease back in January for the summer season - May thru October. She gave me 1st and last months rent and sec. deposit. The lease is for 6 months starting yesterday (5/1). I have tried e-mailing the tenant (5 times over the past two weeks) to arrange giving her keys, etc. but she has not replied. I have called her phone numbers - her home phone has been disconnected and I just get a generic voice mail at her work number with no return calls. Any suggestions on where I should go from here? If she doesn't show up, she's out what she has paid me, plus I'm guessing I can take her to small claims for the remainder. I guess I need to see if she shows up between now and the time her next rent payment is due on 6/1, and if I haven't heard from her by then, start eviction procedures? Because this is a seasonal rental in a resort area, by the time she would be officially evicted, there would be virtually no chance in re-renting. Any suggestions? Hopefully she'll surface soon.
