Topic: Guidlines for giving references
While I don't like the idea of passing on a horrible renter to another hard working Landord I don't like the idea of being sued for defamation of character even more. Are there any kind of laws or guidlines out there? I had a Gentleman call the other day wanting to know about a past tenant. This girl was a nightmare, she never paid on time always mailed post dated checks and when she finally left 11 months later my newly remodeled unit had cigarette burns in the carpet, punch holes in the walls, holes in the doors, broken mirror and light fixtures in the bathroom...I could go on. What if any of this could I have told him? Can I be specific? I wasn't sure so I just said I some trouble getting her to pay on time and that was it. I've felt guilty ever since.

A good question to ask the previous is if they would re-lease to the tenant. The answer doesn't have to specify reasons, but does in effect tell the whole story.

I know what you saying since I have the same experience before even both the worst tenants are Section 8 tenants. Please check into http://www.ntnonline.com/. They are a national company and maintain a database about tenants' record. Please do a home visit before renting out your unit and check on the prior landlords not the current one.
