CompleteLandlord tenant screening tool

Hi, I'm a new property manager, and I'm looking to run a few credit checks on potential renters. I was wondering if someone could tell me--has anyone used the tenant screening tool that is on this (CompleteLandlord) website? I like that it appears to include all the reports I'm interested in in a single document, and it doesn't seem too pricey ($24.95), but I haven't noticed anyone on this forum mentioning using it. Is there a reason for that? I'm a "small business"--only the one rental property, looking for just a few renters in all. If anyone HAS used it, can someone tell me what I need to do to use it? Owner Occupied Property

Good evening all, I'm closing on my first property next week and will need to rent the basement apartment to ease the burden of the monthly mortgage. Any tips on how to choose tenants that will live under me? Should I tell them I'm the owner? Thanks.

Guidlines for giving references

While I don't like the idea of passing on a horrible renter to another hard working Landord I don't like the idea of being sued for defamation of character even more. Are there any kind of laws or guidlines out there? I had a Gentleman call the other day wanting to know about a past tenant. This girl was a nightmare, she never paid on time always mailed post dated checks and when she finally left 11 months later my newly remodeled unit had cigarette burns in the carpet, punch holes in the walls, holes in the doors, broken mirror and light fixtures in the bathroom...I could go on. What if any of this could I have told him? Can I be specific? I wasn't sure so I just said I some trouble getting her to pay on time and that was it. I've felt guilty ever since.
