Hi all-
I have looked through this website, but haven't found anything that might help me, so I wanted to try to get some landlord opinions hopefully.
I have lived in my apartment (it will be ten years in May). I just informed my landlord that I will be moving next month by the 15th (have the new place as of the 1st).
I only have a month to month lease and really nothing was ever signed per se.
Right now my rent is $800 per month. My security deposit was at least $600 (maybe more, I have to check).
I told my landlord he could keep my security deposit for the 2 weeks rent. Plus use the extra and ALL interest it has earned over the past 10 years (I honestly don't know how much that would be) for any damages (which there really aren't any except for one hole which I will spackle).
I figured that would give him a few extra hundred.
I thought this was completely fair. Am I wrong? I thought if anything, I would be the one losing money and thought it would be easier this way for both parties (otherwise he would have to produce documents showing the interest as well as all receipts etc. of repairs (which again, I really don't think there will be much) Besides, over the past 10 years, he really hasn't fixed anything I asked him to 100%. There is an outlet in the kitchen that never worked right-he didn't want to spend the $ on an electrician for it. The shower leaks constantly (he just bought a new shower head, but dind't fix the leak). There's more, but I'll leave it at that.
Please offer opinions. I will be moving my stuff out starting on the 1st and might not even be there all the way until the 15th anyway. I am planning on getting everything out by the 13th and will be cleaning as I go to make sure everything is as good as can be (barring any regular wear and tear).
He never even offered to paint. The refrigerator has never been that great etc...
It seems he's being a bit petty, but I haven't lived in an apartment since college and things were different back then.
Any opinions/help would be greatly appreciated.

I had some tenants move out mid July. I didn’t return the security deposit based on the condition of the unit. I did send a certified letter to the last know address (my condo) because I had never received a forwarding address. The letter was unclaimed and eventually returned to me a month later. On Dec 5th I received a letter from their lawyer demanding payment. I am wondering if I have a leg to stand on or if I was in the wrong because the letter was never delivered to them.

I am military and rented my townhouse to another servicemember. They signed a 12 month lease(which was written according to the leases/information on this board-we thought it was a "lock-tight" lease). The lease clearly states the conditions under which the security deposit would be returned,with the first stipulation being that the full term of the lease is fufilled. Well, they just gave me 30 days notice they have decided to move into military base housing(which they had to have put themselves on the waiting list when they signed the lease, knowing they wouldnt fufill IT..)and that they are ending the lease 8 months early! The militart housing department at the base is stating that they can do that legally because FL state law has a stipulation that service people can break a signed lease if they CHOOSE to go into base housing! I am floored. They knowingly signed a lease they knew they wouldnt fufill and never told me they had put themselves on the housing waiting list. Can I at least keep their security deposit since the lease clearly states that stipulation 1 for getting a returned deposit is completing the term of the lease?

If someone put down a security deposit along with their filled out credit application on a home that is offered for lease and lease option while we hammer out details of lease option, and then they pass on the house all together because we can't agree on terms. How long do I have to refund their deposit? Can I keep any of it?
