Tenants Quits before Lease Ends and Rent Still Due

After having breaking a six month lease on several occasions due to late and partial payment of rent, I served a 3 Day Notice to Quit because half of the current month's (May) rent was not paid. The six month lease agreement extends to the end of June and the Tenants have already abandoned the premises in addition to leaving the keys in the Condo with the doors locked. What notice do I serve next? What action do I take to collect all rent and reimbursement of locksmith fees? Am I entitled to triple the rent and damages due as provided by Calif law?

rent and forclosure

My landlord is in forclosure and I wanted to know if I am still liable for paying rent to him because this puts me in a bad situation cause I have to seek living quarters eslewhere. It' been 7 months since he's made a payment and I'm just finding out. Also would it be possible for me to purchase the house? I love this place and I don't want to leave.

The rent check bounced

I have tenants who have always paid a day or so late, and I never charged them the lte fees, but this time I went out of town for over a month and got their check right before I was supposed to leave for my trip, I put the check in an out of state bank as soon as I found one, but a few days later it bounced, and I was charged insufficient funds charges for checks I wrote that bounced because their check bounced. What I want to know is can I charge them the additional cost for the bounced checks that the bounced rent check caused? Should I just evict for non payment? My rental is in Alabama if it helps get an answer to the question

Calculating Rent

I am getting ready to rent out my house and I can't figure out how much to ask for rent. The house is in Tulsa, OK. It is almost 1200 square feet, 3 bedrooms, 1 bath, 1 car garage. Does anyone have any suggestions on how to calculate rent? Thanks!

What do other landlords do in this position?

I have an apartment buidling with 4 units, 2 on thehfirst floor and 2 on the second floor. It is in a flood prone area. About a year ago the first floor had 3 feet of water twice in one year. They have to find other living arrangements, move their stuff out of the apartmant and wait until the places are back to code and livable which means tearing out sheetrock and replacing wiring, painting, laying carpet etc. I do not charge the first floor tenants rent for the time they cannot live in the apartments and give them credit to the next month that it is livable but I charge the second floor full price because they choose to stay in their apartments with no heat, water or electricity and no way out even though there is a mandatory evacuation! I personally think they are crazy but I figure they have a roof over their heads and in a few days they have electricity back on, well water on, and heat on. What would anyone else do? Some landlords in the area chartge the tenants even if the place is not livable or else they will re-rent it for non-payment of rent but i feel i am required to provide "livable accomodations" and until I can I should not collect any rent (except for the second floor who chooses to stay - if they left I'd forego the rent also).
