I recently rented a mobile home from a couple. I payed them $200.00 pet deposit when I moved in. The carpet in the trailor had spots everywhere, not sure from drink spills or what. I took it upon myself to rent a rug doctor to clean the carpet before moving my stuff in. Needless to say, the carpet didn't come clean. After staying there a year, we found a bigger home. I gave them a courteous 3 1/2 week notice that we would be moving. Now they are calling and harassing me saying I owe them for carpet damage from my dogs. My dogs were only allowed out when I was home. They said they were charging me rent until I paid to have the carpet cleaned or replaced. Can they do this?

A couple points:

Did you document the spots on the carpet when y ou moved in? If not, that's a tough break - then you can have them inspect the carpet on the way out as well.

Not sure what your lease says, but usually you need to give a 4 week notice. They can not keep charging you rent - unless you're breaking the lease early.

Better to work out an arrangement with your landlord (perhaps pay for part of the carpet cleaning), than to have issues with leaving and additional potential credit issues.
