Pet moved in during lease is in effect.

I've had the one year lease rented for about 6 months now and just found out that the tenants have a dog. With BIG poops all over the back yard and noticed the dog to be inside while the tenants were out. I had asked them if they had pets and said no. How much of the deposit can I keep after and if they move out? Or can I now ask for an additional security deposit?

Tenant brings in cat while in escrow.

I bought a rental with leases in place. The tenants had no pets and the leases were up in two months after the purchase. The tenant while traveling out of state finds a stray cat and brings it home. The tenant asked the previous owner if they could bring in a cat. The owner told them that they could but that they would have to ask the new owner (myself) as we were closing soon or already closed on the rental. The tenant never asked me if it was alright. Later I asked the owner what they charge for a pet, they answered $250 non-refundable from the deposit. Am I allowed to charge this amount given the tenant never asked me and the contract allows for pet charges to be retained from the deposit but not a specific amount?

Pets and Pet Deposits

I recently rented a mobile home from a couple. I payed them $200.00 pet deposit when I moved in. The carpet in the trailor had spots everywhere, not sure from drink spills or what. I took it upon myself to rent a rug doctor to clean the carpet before moving my stuff in. Needless to say, the carpet didn't come clean. After staying there a year, we found a bigger home. I gave them a courteous 3 1/2 week notice that we would be moving. Now they are calling and harassing me saying I owe them for carpet damage from my dogs. My dogs were only allowed out when I was home. They said they were charging me rent until I paid to have the carpet cleaned or replaced. Can they do this?

My Tenants

I have tenants in Portsmouth, OH. They call me to fix stuff all the time. I do not want to fix these things. Therefore I do not respond when they call, I do not even acknowledge them. I have turned over the details of the property to a management company, but they don't take over until sept 1. What do i do to ignore them in the mean time. Curt-Chillicothe
