Topic: Increasing the rent
My renter has lived in our apartment for 14 years in that 14 years I have only raised her rent once. two years ago. I want to raise it again. She has not spoke to me since I raise the rent - I own a 4plex and I live in one. I don't care if she moves out - I know I can get alot more a month for the apt. How much am I allowed to raise her rent?

Raising the roof

Ronnee,

After 20 years - an increase in rent can be steep - like 35% for the tenants - is this legal? When people moved in, they had one income - now the family has increased - and they have 3 incomes.

In efforts to keep up with the high costs of living, your tenant should understand and empathize with your burdens. However, it is important to understand that this is also a business for you. Seek the average market rental value rate within your local community newspaper. Ex: Daily Breeze, LA Times, Pennysaver, Wave, etc.
