I have situation where an unmarried couple are breaking up and one party would like to be removed off the a 1 year lease while another party would be available to replace in order to fullfill the obligation of the lease. Do I need to terminate the original lease and draw up a new lease or do can we generate an addendum that indicates we are removing one party and adding a different tenant? The current lease does not allow for subletting.

Tenant left place clean, and acknowledged the judgment in court. Now how do I collect without giving 1/2 to a collection agency?

Hi,
This is my first time renting my own unit. I gave keys to the tenant who paid one month security deposit and paid 3days or rent and promised to send the rest the following day Western Union and mail the rent application. He did not do what he promised and I gave him a 3day notice. What is my next step? Today is the second day. Any response is very much appreciated.

I AM RENTING OUT THE BASEMENT OF MY HOME. MY TENANTS, EVEN WHILE LIVING ON THE UPPER FLOOR, INSISTS ON LEAVING LIGHTS ON ALL THE TIME, (EVEN DURING THE DAY, AND WHILE SHE IS GONE). I AM SO TRED OF WALKING AROUND AND SHUTTING THEM OFF. I EVEN TRIED TO SWITCH TO THOSE "MONEY SAVING BULBS", AND SHE JUST CHANGED THEM BACK. WHAT DO I DO? I NEED SUGGESTIONS BADLY.

I have no written lease agreement with my tenant.He pays monthly.This is his second month being late in arow on his rent.I have served a 3 day pay or quit notice.What are his rights without a written lease.Do i still have to go through the court proceedures for an eviction?Our verbal agreement was a monthly rental.Is this by law the same as a written one?
