Internet marketing - Free is good.

I've heard of people using Craig's List, which is good as it is mostly free.

There are other good sites out there like nuShack.com, which lets you list on multiple web sites for free, so you get lots of exposure.

The Internet is Key in Marketing in this Computer Age - particularly if your target market is the College Community. Here in NYC, the best venues are Property/Managemt Company's Website and The New York Times - Real Estate Section (both online and print -- which can be Pricey). In addition, I have used Craig's List - however, in NYC they now charge Brokers for Posting Listings on the Site. However, you can give the listing to a Broker, who will Market the Property for you -- on their website and in their advertising in exchange for exclusivity of the listing and the collection of a Broker's Fee (in New York - the fee is paid by the Tenant) upon the Lanlord's acceptance and leasing of the tenant.
