Most landlords in my area require from tenants a 'repair deductible' between 50 to 100 dollars. I read in the Washington Post a while ago that it is illegal. Is a repair deductible legal?

I have a condo that's rented.Recently it got water in fron the condo upstairs, so the ceiling got damaged. I was told to file a claim with the insurance company. I am assuming that I would do it with the association, but they are not returning my phone calls. I am not sure what actions I can take against the association and can I take the condo owner wo court who caused this mess in the first place.

Is a landlord responsible to repair fences damaged by renters horese? The renters are allowed to have the horses among other pets. Any ideas would be appreciated.

Can anyone tell me what a landlord's obligations are as far as spraying for insects? Are we obligated to spray upon notice of bugs being seen in our rentals? Specifically cockroaches!

I moving out of an apt i lived in for 3 years that was painted or repaired when i moved in.I had pets who ripped up the rugs to the point where i did replace one but repaired the other.The other rug i had repaired but you can see lines where it has been ripped but also the difference because the insulation is newer and the old insulation is over 10 years old.Would i have to replace the carpet entirely? Or no because of the age of the rug?
