Fire

We just suffered a fire at one of our rentals and the house is no longer fit for occupancy. The tenants made it out safely but lost most of their belongings to the fire and smoke and water damage. What timeframe do I have to give them to claim any belongings before I can begin debris removal and repair? They've stated that they don't want anything but I don't want to start hauling out clothes and pictures without being "by the book". I plan to have them sign a release stating that they don't want anything but want to know my legal obligation as far as providing them time to claim their property.

How to collect on a small claim judgement in Texas

I have a tenant thatwas in a huse of mine in Georgia but moved out and I had to sue for back rent and some other items. I won a judgement of $4,000 and now my ex tenant has moved to the Dallas, Tx area and it appears I can not garnish their wages in Texas. Does anyone have any ideas on how t best collect on a judgement in Texas? Thanks for any help

Our Tenant passed away

Our Tenant passed away 2 weeks ago of lung cancer and had not paid rent since September. We have given him eviction notices but did not file with the county. The most recent document was Demand for Compliance or Right to possession notice dated November 1st. My husband went over there on the 5th of November and our tenant was a 240lb man and now only 120lbs or less and incoherent. There was a so called friend who was to take care of him. Our tenant has no family or heirs. The so called friend who took care of him said he only had a few weeks. My husband went there on Nov 29th & he had passed away. Now his so called friend has taken all of his possessions and will not leave our property. I am going to file the Demand for Compliance etc notice with the county, and we had the police go out there and threaten them that they were trespassing and if they were not out in 3 days they would go back and arrest them. (The police told us they can not do this because we have not filed a notice of eviction with the state.) Also today the friend of tenant said they would pay us rent for two weeks and clean the place up and be out if we let them stay for two weeks. What legal right do I have now and can I now file a police report for robbery, I am sure the friend does not have any documentation that our tenant gave them all his possessions. These people look like crimminals, we do not know how long they have been there but what rights do we have. Please help.

Weekly rentals

I am thinking of buying property in Washington County, MD. My idea is to do a combination of weekly and monthly rentals. Are there any special laws regarding weekly rentals in MD? Will I need, or should I use leases or just treat it like a hotel?

Court Bankruptcy case of Tenant-non pymt of rent

Virginia bankruptcy court notified property manager that a tenant who is late with August rent has filed for bankruptcy. There are 37 days left on one-year least. Can I notify tenant their security is applied to months rent and provide 30-day notice not to renew lease?
