I sent a potential tenant a copy of the lease for review, but he actually signed and sent it back to me before I had a chance to complete the background and reference check. Now, this may be obvious to many of you, but I want to make sure that a lease is not legally binding until both parties have signed it, correct? Thank you in advance for your help!

Hello - have a two bedroom rented to to young guys. One of them skipped out and the other says that he is only responsible for half the rent and I need to go after the other guy. Can I get him to pay the whole rent? I offered to move in and be his roomate but he didnt feel comfortable. What rights do I have. The lease was very simple just saying both of their names and rate and dates. thanks

I have a house that I need to rent this month as it is now vacant. I had two 19 year old males inquire about the house. One is still in auto mechanics school and the other has only been in the workforce for about 3 months. I told them my concerns. They told me their parents would co-sign the lease. I spoke with the father of one of the boys and he was very nice and wanted to help the boys out. He would send the first month rent and security deposit as well as co-sign the lease and put his name on the utilities. Obviously this is not ideal, but I have not had many inquiries and I need to get the property rented. Anyone know of addendums that can be added to a lease for this type of situation? Thanks,Scott

Can someone PLEASE help me by telling me how I go about evicting a tenant without having a lease with this person. The tenant is renting a room from me in my home and things just are not working out. I want this person to leave without to much trouble. Any advice would be GREAT. THANK YOU

My tenant came from another state and needed a place to stay immediately. He moved into my apartment 3 days before the lease officially start. He signed a one year lease. I usually give new tenants couple days prior to the lease starts for them to move stuffs in. He stayed in the apartment for 7 days and told me he found another apartment and need to move. His reason to move is this is a garden apartment and not good for his health. Also he complained hot water is not clean. But he cannot prove that. We ran the water for 10 minutes. Now he is gone without returning the keys to me and left some stuff in the apartment. I still have his security deposit. What should I do to his stuff? What is the proper way to re-rent the apartment because of this lease? Thanks.
