Topic: Landscaping improvment
Here is my question: Iam new to this landlord business but iam quite excited about it. Recently i bought a 2 family property brand new with tenants already in it. The rents are considered top 775.00 a month and I have a year lease for both of the tenants. I live in New York and when i visit the property recently I noticed that the grass is dying and I also notice that the tenants are mowing it themselves. The lease by the management company that I have states the teh land lord is responsible for it.I intent to install a sprinkler system that is going to cost close to 3k. The property needs fencing as well that will also cost 2k. Other people are telling not to do it because they sign the lease as the property is. My heart tells me to do it because it will improve the property value but the taxes certainly will go a bit high. So far not much but I do have a posite cash flow 200 monthly. Any feedback will be appreciated. Thank you.

Increasing the landscape almost always improves the value of a property, but installing a new lawn, new sprinkler system is only adding to your overhead with practically no immediate return. Sprinkler systems require at least 2 maintenance inspections for startup and shutdown, plus the additional increase in your monthly water bill. With the additional water, the lawn will also require more frequent mowing-- more costs!

Provide the maintenance (mowing, etc) required in your leases, but maybe reduce the lawn size and maybe add some low maintenance landscape-size plants to improve the look of the property without increasing your monthly overhead. Just adding some inexpensive mulch to existing flower beds and borders will do wonders without costing a fortune.

Just to let know that I did shop around for professional service for the sprinkling system. I got 2 quotes plus one that surprised me greatly...as follows. I was told that I do not need any irrigation due to the grass does not need much water. It rains and it will came back alive. I also give up on the fencing also because I was told and that makes sense that as soon the tenants have privacy all kinds of garbage goes on the back, I know not all tenants behave like that but sadly at least of of mine is sloppy.I certainly will use that company for all my needs regarding landscaping but of course with care. Thank you a lot for your posting.

Don't overdo it and lose your profit margin! Your obligation is to make the property liveable, not a BHG prize winner. If you are going to spend money on your landscaping, hire a professional service. It will save you time and money. Shop around first though.
