dead trees

I rent a small trailer to a small family in a rinky little trailer court. The tenenant made numerous comments about the dead trees in the neighbors yard hanging above the trailer and that large ones had fallen on the roof (no holes yet). The new manager gets someone to come cut the branches- takes down her fence, destroys flower beds, puts holes in 'her yard', and leaves branches every where- then the contractor said a part of the truck broke and they dont know when they will be back- its been 3+wks and she is saying her rights are being violated. She works nights, has two children- and has invested alot into this yard- what are my recourses with the management? or tenant?

Landscaping improvment

Here is my question: Iam new to this landlord business but iam quite excited about it. Recently i bought a 2 family property brand new with tenants already in it. The rents are considered top 775.00 a month and I have a year lease for both of the tenants. I live in New York and when i visit the property recently I noticed that the grass is dying and I also notice that the tenants are mowing it themselves. The lease by the management company that I have states the teh land lord is responsible for it.I intent to install a sprinkler system that is going to cost close to 3k. The property needs fencing as well that will also cost 2k. Other people are telling not to do it because they sign the lease as the property is. My heart tells me to do it because it will improve the property value but the taxes certainly will go a bit high. So far not much but I do have a posite cash flow 200 monthly. Any feedback will be appreciated. Thank you.
