Here's the cituation.I am a owner of a townhouse. I rented to a couple and a elderly parent. The mother has recently been confined to a wheelchair. In order to get into the unit you must go up on flight of stairs and then go accross the sidewalk and down 2 flights. The couple says im not in compliance with the fair housing act. My building was built in 1973. IS this true? Would I be responsible to bring it up to code? This stairs lead to other units as well.and the stairs are on a hill outside.HELP

Whats a landlord to do
Posted by: zqingd  94301 302 Days Ago State: California
So heres the situation in brief. The current tenants lease is up and has been on a month by month lease and has been changing his last termination date. Finally he confirmed it. He asked if he could have his friend be a potential renter. I asked her for her application and we would go from there. Two days go by and I receive no complete application, so I post up an vacancy ad. When they saw that ad, they flipped and have accused me of racial discrimination. What are a landlords right and protection from these kind of things?

If I have a applicant for an apartment who has a criminal record, can I not rent to them because of a drug use or disorderly conduct conviction?

Candles
Posted by:   457 Days Ago State:
I am not only allergic to smoke, I'm also allergic to smelly things like fragrant candles, fragrant soaps, pouporri, smelly plug-ins, you get the picture. Our leases say "no smoking" but 1 tenant has about 60 stinky candles around the house. I don't know if they've been lit. When I walk in my eyes water, my nose drips, and I can't see or smell. Can I put anything in a lease to prevent this in the future?
