Hi, I'm a landlord and I need to sell some property at a short sale. I can't afford to pay an agent. Does anyone know any websites I can advertise on (other than craigslist & kijiji) to get some leads. I've had several interested people, but no offers. I have a quad ($245k or less) and triplex ($180k) and need to get out before my rates adjust and I lose any more money. I've already talked to the bank and they're willing to deal. Let see,the landlord who's in need too sell.

If you know that you can't make the payments any longer on your properties because of cash flow issues, what are your options?

1.Let's look at your finances.Would you be able to change the type of financing that you have?
Would you like to lower your debt service,i mean morgage payment by paying as little as possible,it could be done if you have the right financing for the property.Consult w/ your lender too see what your finance options are.

2.Would you be able too cut cost somewhere?

3.If these units are occupyed,would you be able to somehow find a way too increase the rents,maybe adding new features to the properties.Find out what your customers want and negotiate w/ them.

4.Now trying to market your properties too rent them out or sell them,leverage other peoples networks. If you yourself have none,use property management firms,but remember residual income from your properties.

5.If you know your target market,find ways to position yourself so that you can market to them,direct contact is better.You could use mail,e-mail,other people to get your massage out,advertising where ever your at,vehicles,street signs,other peoples yard without them knowing,just kidding"?Be creative.

You shouldnt worry about agent's commission, since the bank pays for agents commission and the closing cost(If the buyers are asking for Closing cost). The bank forgives the diffirence in short sale. any questions email me at hamedgargasht@yahoo.com
