Hi,
I'm a landlord and I need to sell some property at a short sale. I can't afford to pay an agent. Does anyone know any websites I can advertise on (other than craigslist & kijiji) to get some leads. I've had several interested people, but no offers. I have a quad ($245k or less) and triplex ($180k) and need to get out before my rates adjust and I lose any more money. Is there a site or service that surveys current and past rental rates in a given area? I can look up current rental listings in MLS to determine what properties are renting for but this is only one source (usually the high-end).

hello i need some help i need to raise the rent on some app i have. they are 1 bedroom app, the rent is $800 a month. i purchase a year and four monts ago. and there is no rent control. what is the average % i can raise the rent. thank you!

In 2006 I purchased 2 rental properties. I maxed out my deductions until I couldn’t find any other way to lower my taxable income. A lawyer told me to accelerate depreciation on my properties, but I didn’t want to have to pay him to figure out what that means. I imagine that means I can increase my depreciation deduction, but how? Anyone know what he is talking about?
